Commissions for intermediation when buying and selling, exchange, lease and rent of real estate

 

According to the to law, agency is obliged to charge commission for intermediation.

1. Agency commissions

1.1 BUYING AND SELLING

Price of published properties for sale includes agency commission and legal help in creating purchase contract and clear ownership transfer in land registrar.

Commission is charged in percentage of total amount of the selling price
The highest total commission		6 %
The lowest total commission		4 %, but not less than 4000,00 kn

1.1.1 SELLING

Commission for intermediation when selling a real estate (is charged from the seller)	2 - 4 %
For real estate with value more than 1.000.000 Euro	Commission upon the agreement

1.1.2 BUYING

Commission for intermediation when buying a real estate (is charged from the buyer)	2 - 4 %
For real estate with value more than 1.000.000 Euro	Commission upon the agreement

1.1.3 EXCHANGE

For the exchange of the real estate property commission is charged from each side in exchange and percentage is calculate from agreed value of the real estate from both sides of the exchange

2 - 3%

1.2 LEASE AND RENT

RENTAL commission from lender	Amount of one monthly agreed rental fee.
LEASE commission from lessee	Amount of one monthly agreed rental fee.

VAT is not included in price.

1.3 Obligation of paying the commission

According to norms of business for intermediation in real estate, commission is charged on the occasion of signing contract or pre-contract about sale, rental respectively exchange of real estate either with sign and down payment.

1.4 Attorney services

Practice is that the buyer defrays attorney's services, unless the Parties are agreed otherwise. Our company offers to the buyer attorney services over office of attorney Vinka Je¾ina in amount of 1% of the determined sale price. (Special conditions are possible just with approval of director. For real estate with value from 1.000.000 Euro commission is defined upon agreement.

1.5. Services for viewing real estates

1. If the buyer want to view real estate in the city, where the agent office is present and the viewing lasts no longer than 2 hours, viewing is not charged. If the viewing lasts more than 2 hours, fee of 50 euro is charged.
2. If the buyer wants to view more than one real estate what include transport from one place to another and viewing lasts is up to 4 hours service is charged 50 euro. If viewing is longer than 4 hours fee of 100 euro is charged.
3. Services like reservations of accommodation and rent a car for clients are for free.
4. For services that are not specified, or in case that buyer defray transfer, charge will be agreed depending on number of real estate that will be viewed.
5. All costs for viewing will be, if purchase/lease/rent is realized, deduct from commission that buyer is paying to real estate agency.
